
Mesquita Residence
Sitting besides a listed historical building at a foothill in one of the most the densely populated areas of Macau, the condominium project envisions itself as an alternative for first-time home owners pursuing modern life style. The complex hence calls for a contemporary design that echoes the spirit of the new generation that embraces efficiency, convenience, sustainability and harmony with the environment.
The proposed building is consisted of 12 above ground floors and a 4 level basement. In addition to a residential entrance lobby and basement car park entrance, the ground floor also accommodates 3 shops. Rooftop at podium provide spaces for planters, garden area, outdoor sitting area, gravel paving, outdoor barbecue area and function rooms serving the residents. Level 2 to level 11 are residential floors, of which there are 8 units at typical each floors - level 2 to level 10, whereas there are 4 larger units at level 11. The original marketing goal is to provide residential units for local residents with medium income.
Design concepts:
- compact and efficient layout
• plan the basement drive lanes and parking spaces around the central core to optimize the traffic flow and maximize the efficiency of underground space;
- integration of outdoor landscape
• introduce the Ox Warehouse and Hill Mong Ha View into the podium rooftop garden. and provide outdoor spaces with grand views for the tenants;
• specify transparent window to enable residents to view Mong Ha Park, Ox Warehouse and nearby sport field.
- sustainable design
• provide natural ventilation at stairs, waste rooms and LPG rooms to reduce energy costs;
• provide low heat absorption, high solar reflectivity material at roof and exterior facades to reduce the urban heat island effect;
• provide native plants (xeriscape) at podium rooftop garden. Also consider the plants not require special irrigation system;
• Use low-VOC paint;
- contemporary design
• provide tiles with different color and texture to form the shape of ZIGZAG figure on the building facades to create dramatic visual impact from outside;
• baywindow design emphasizes the rhythmic character of the architectural volumes.

Location: The project is located at No. 70-84 Avenida do Coronel Mesquita, near the southeast corner of the Ox Warehouse and Mong Ha Foothill (Park), and the northwest corner of the Sacred Heart Canossian School of Macau.
